Best site for a stadium is still RFK site

Centrally located, easy roadway access, Metro stop, big parking lots. Problem is how attractive is the site for other development, which has become such an important part of the new mega-stadium deals? And does the DC government have the appetite and horsepower to do another stadium deal after the Nats and DC United (the latter taking 20 years, btw)?

Fed-Ex is past its prime, that's for sure. And the location sucks.
